Financing a Home is Just Part of the Story

 

Yes, Orion, our Account Executives, and our brokers are in what is termed “the mortgage industry.” But our goal, however, for many years and as we head into the 4th quarter of 2026, is to help our broker’s clients own a home, and some of that includes a lien.

 

A fixed-rate mortgage may remain stable for thirty years, but the cost of owning that home does not. Property taxes continue to rise, insurance premiums are increasing across much of the country, utility costs are climbing, and climate-related risks are beginning to reshape both local markets and the availability of coverage. Those expenses are becoming a larger driver of affordability than interest rates alone, yet they remain secondary considerations in many lending, servicing, and valuation models.

 

The result is a growing disconnect between qualifying someone to purchase a home and preparing them to successfully own it over the long term. Homeownership should not be evaluated solely at origination, but rather over the full life of the loan. And most of the brokers who send business to us want a long-term relationship with their clients, as well as a long-term relationship with their clients.

Originators, servicers, investors, insurers, appraisers, and regulators all influence the same homeowner experience, but too often they optimize for different objectives. Servicers ultimately inherit challenges that begin long before the first payment is due, while consumers are left navigating costs that were never fully incorporated into the conversation at closing.

 

Preparing borrowers for future escrow increases, recognizing emerging climate and insurance risks, and treating long-term affordability as a core underwriting consideration, are no longer theoretical exercises. They are becoming essential to sustainable homeownership.

 

The mortgage industry's mission (we hope!) has never been simply to originate more loans. It has been to help people achieve stable homeownership. As we enter the last few months of 2026, the financial realities of owning a home continue to evolve, the industry's definition of success will have to evolve with them.
